Building for Investors
Bade Construction Co., Inc. continues to build its own projects on a speculative basis, as well as build projects for investors. When building for an investor, Bade Construction Co., Inc. serves as the construction manager/general contractor for the investor, or partners with the investor in a joint venture.
We build for investors whether they are selling the project for speculation or keeping the project for rental income purposes. These projects generally are in prime "in-fill" locations and include subdivisions of single family homes, planned unit developments ("PUD's"), detached condominiums or other residential projects. In addition, we build mixed use developments.
Our experienced superintendent, with 30 years in the building business, and professional staff, which include a certified public accountant, attorney, office administrator and accounts payable clerk, provide the proper oversight necessary to manage any construction project.
Bade Construction Co., Inc. has extensive experience working with city and county planning & building departments in processing architectural plans and subdivisions of single family homes, condominiums or PUD's. Once the project and plans have cleared the approval process and the project is ready to be built, we continue to work diligently with City and/or County building officials. We have an excellent reputation with all government agencies with whom we have worked.
Bade Construction Co., Inc. has policies in place for hiring only licensed professionals who are fully insured with general liability insurance and worker's compensation insurance. We contract in writing with all subcontractors we hire. We obtain releases from all subcontractors and suppliers as required by law before paying them for services and products. We have years of experience working with banks in their construction loan departments and understand the requirements of such financial institutions. You will appreciate our experience, expertise and professionalism.
